Looking For A Real Estate Broker Who Will Do Short Sales

Hey again out there real estate newbies,

Well, this may not relate to you, but I happen to be dyslexic, so it really helps me to go over material more than once, which I took the time to do over the weekend and then again today.

Actually Mr. Alexander has two more pretty awesome programs with his platinum course, which simply took me a little more time to really understand.  If you want more details on this course visit here.

One program shows you how to take advantage of the current real estate market by approaching a bank about what is called a short sale.  A short sale is where the owner has gotten behind on their mortgage payments over 90 days, and the bank starts what is considered the foreclosure process.

The owner now has the chance to sell the home, but cannot make any money on the deal.  However, the sale will save the owner’s credit from having a foreclosure hit on it.  I believe the foreclosure process takes several months, but I am only making a slightly educated guess at this, and do not know this for certain.

I hope to learn a lot more about this process, as I have made an appointment with a real estate broker for tomorrow at lunch.  I actually saw her commercial on TV Friday night, and there were several reasons I picked her.  One, she is bilingual, and we have a local bilingual market.  Two, her ad said she works with investors, so I am hoping she is willing to think outside the box, and will consider creative finance options.  Three, besides being a broker, she is also a real estate agent, and I could delegate things like open houses to her if she turns out to be a good fit.

Right now my plan is to ask her about her current FHA, conventional and sub-prime loan programs.  Even if you are new to real estate, I am assuming these terms are not new to you.  But if they are, I bet you can guess that FHA is the government structured (now pretty much owned) loan program: that conventional loans are for people with really good credit: and sub-prime are loans for people with not so good credit.

Once I get a good idea of the programs she currently has, I am going to tell her I have access to funds (via Mr. Alexander’s program – no qualifying either – you don’t have to show your credit report to use these funds, they are available to you for flipping short sales just because you are a member) where I can go into a bank and bid on their short sale properties and I can offer cash for them, which is apparently a big deal.  Banks seem to like cash, imagine that.  It is said that my cash will beat any other offer on the table in most cases.

Through Mr. Alexander’s course, we are able to work with a title company who is very experienced in doing a simultaneous close, where you go to close on your deal with the bank (what is called – the A to B transaction) and then close with an end buyer for a profit (what is called – the B to C transaction), and a nice one if you structure your deals right.

Per training, Mr. Alexander tells us we can make offers to the bank for as low as .50 on the dollar (in some places even lower) and in distressed areas the banks are taking these offers.  There is a charge for using the investor money to buy the property from the bank – 1% and a processing fee of I believe $300, which is the best I have seen.  But this all comes out of the closing, so there is no money that comes out of your pocket.

I’ve gotten long winded, so I’ll try to report to you tomorrow on my meeting with the broker and I’ll also try to get back to you about the other program.  It’s very, very cool.

First Up - Finding A Mortgage Broker To Work With

Okay real estate newbies,

I have read most of the information available in the real estate investment course material.  There are actually several programs a real estate investor can work with Mr. Alexander’s group.

The most simple technique appears to be a program where you help a home seller by lining up a buyer who has had some credit issues.  The course shows you how to put a contract on the house with the seller, line up the buyer, contract with them and show them how to get their financing, and then work the transaction for a win-win-win situation.

Of course, there is copyright information that I am not at liberty to disclose, but I am going to try to walk you through my first transaction without giving the copyright info away.

My first task is to find a mortgage broker who can work with me and then place my Seller Ads.  I have a couple of mortgage broker contacts, so I’ll get started and see what happens next.

More About The Alexander Real Estate Investor Program

Hello all of you real estate newbies,

So far I am finding the Alexander Real Estate program very exciting.

Since I do not have a huge bundle of cash just waiting to use to purchase real estate, and don’t really want to use my own credit, I do believe this could actually be exactly the program I have needed to break into the real estate investment business.

This program appears to offer complete funding (at a price of course, which should be expected) so you don’t have to dig into your own pockets.  More about this later.

Some of my other training has suggested finding a group of mentors at my local real estate investor club where I could birddog.  A birddog is a person who scouts out properties for investors and makes a finders fee.  But I am in a rural enough area that we do not have a real estate investor club.  I could probably advertise for mentors, but since I have purchased this program, let’s see where it leads me.

I have found that Mr. Alexander has several programs for investors, which teach a person how to help sellers and buyers who may be challenged financially in one way or another.  He seems to keep on top of the industry, and as trends change, he changes with those trends.

The website itself is a bit of a challenge to get started in, because there is no real direction that says Go Here First.  But if a person will do what seems like the best thing to do, and go directly to the bottom of the back office under courses, they will find a couple of manuals that will get them pointed in the right direction.

The manuals so far are very detailed, but a total newbie is going be somewhat intimidated as there are industry forms and definitions that are going to be foreign to them.

However, if you find as you follow along with my journey that this may be something you want to do, you can always sign up, and ask questions here, which would be good for anyone else who might consider jumping in.

John Alexander Real Estate Investment Program 101

Okay, so I did purchase the Alexander real estate program.  It was a little confusing as there are three different payments that have to be made to total the platinum membership.  (The only thing you get with the gold membership is permission to sell the gold and platinum memberships and build a 2 tier affiliate structure.)  Somehow, I got over into the gold area upon making my last payment, which I didn’t realize until it was too late.  This created a problem, as I couldn’t access the back office and courses that way. 

I made a few phone calls and sent a couple of e-mails – only to find I just needed to let my up-line know, who sent an e-mail to Mr. Alexander directly.  His office fixed me and I was up and running on the real estate courses website within the day.

So far, I am impressed with his program.  But there is a lot to tell you, so I’ll try to be back tomorrow.

Due Diligence For Real Estate Investment Program

Due diligence real estate investment program reconnaissance mission complete.

Previously, I had been made aware of a couple of real estate investment programs that are very similar to this program in that you can do all of your work right from your computer.  No meetings with bankers or title companies required.  (Or so they say.)   Both of the other programs I’ve been eying run in the $900’s which is $200.00 more than this program, and do not offer the financing this program offers.  That was one good sign.

In completing a search for John Alexander, I found he ran an infomercial a while back.  It seems the company who ran the admin for this infomercial didn’t do a very good job with customer service, as people who wanted their money back had a hard time getting it, or getting this company to stop charging their cards.  Not a good sign.

But it would seem anyone who was tenacious enough to actually follow through with the material was successful with the real estate infomercial program.  There were many positive comments and success stories, all posted by people stating they were not asked to post the positive comment by anyone with John Alexander.

I did try to do a BBB Online search for this real estate program’s website, but it came up empty.  So no one has posted either a positive experience or a negative experience with them as of yet.

If anyone out there wants to comment on these findings, here is your invitation.  If all continues as is, I plan to purchase the program tomorrow and I will be letting you know how my experience ensues.

Real Estate Programs

Hey all you real estate newbies!

I am sure, like me, you have purchased many a real estate investment program.  I have come across some good ones, but only to find, even at purchasing property for pennies on the dollar, I still have not had enough pennies to purchase one of these houses.  At least not one in good enough shape I would consider buying it.

I am on a mailing list of a couple who have taught me quite a lot about real estate wholesaling however, and they have directed me to a new program by John Alexander.

I took a look at this offer yesterday. At the risk of looking stupid in front of all of you, I am considering buying into it.

Before I do, I believe I will do some due diligence today. I’ll be back to let you know my findings tomorrow.

Intro To RealEstate-Newbies

Hey,

Welcome to realestate-newbies.today.com.  Sort of being one myself, I thought I would write about my experiences and mishaps in real estate, and take you along for the ride.

Actually, I am a newbie in some areas of real estate, but not all.  I have managed property off and on since I was in my teens.  My background is hotel and apartment complex management, so that area is not foreign to me at all.  However, the other stuff is pretty new.

I am a member of a couple of very active real estate forums and I continue to learn a lot from the people who meet there.

I am looking forward to this journey, and hope you enjoy hanging out with me too.

I’ll be back tomorrow, and we’ll get started.
